5/29/09 Who is selling homes in Oakridge? We are hearing a lot of misleading comments, rumors and untruthful representation by various members (and wannabe members) of the manufactured-housing industry outside of Oakridge. To clarify one aspect of misleading information out there, only the following retailers are presently authorized by Oakridge to carry multiple display homes inside Oakridge and to sell inside Oakridge. Click HERE for more information. 5/14/09 Property oversight has been returned to Oakridge Mobile Home Park management and their designated staff. Control and access to structures still standing, including status to occupy, is subject to State of California Housing and Community Development inspection and authorization. 4/10/09 Destroyed Cars. There are over 70 burned cars left behind from the fire. If one of those cars belongs to you, please take a moment and fill out the attached REG - 256 form and submit it to Councilmember Alarcon's office by April 23rd.
3/24/09 Oakridge folks moving back in or not?: There are still a number of you who have told Oakridge staff that you will not be returning to the park, but have not yet confirmed that in writing. It’s possible that there are also a few who have just recently decided not to return who may have not informed us at all. On March 6, a “60 days’ Notice of Vacating Tenancy” form was posted on this site (click here for the form) and mailed to all who had indicated that they would not be returning. Now that the debris-removal project is well under way, Oakridge needs to know for sure (in writing) which spaces will not be re-occupied by their present tenants. Even though we don’t yet have a firm date for the park’s re-opening, that knowledge can greatly assist others who are trying to plan ahead.
There are many prospective tenants who want to reserve an available space, as well as some existing tenants who would like to choose another space from those which are available. We do not want to commit a space to someone else unless we know for sure that the current tenant will not re-occupy it. So that the re-population of Oakridge can proceed in an orderly manner, please sign and return by April 15 the signed “60 Days’ Notice” form. Your courtesy in providing this information in writing now is much appreciated and helpful, and may prevent an otherwise-avoidable misunderstanding which could be very unpleasant for all concerned later on. If we do not receive your signed “60 Days’ Notice” form we will consider your obligations under your lease as remaining in full force and effect
Important: If you previously indicated that you were not coming back to the park and have since changed your mind and do wish to come back, please so inform the park in writing by not later than April 15 that you do wish to continue with your tenancy and that you intend to arrange for a new home through a licensed dealer of your choice if you have not already done so. Please click here for a form for that purpose. This will ensure that your tenancy remains in effect and that your space will not appear on the “available” list after April 15.
Please take the appropriate signed form to the temporary office at the park, or mail it to Oakridge Ltd., P.O. Box 4098, Fullerton, CA 92834. If you are planning to return and have any doubt about whether the park knows that, please write a note to the Fullerton office in that regard, or drop by the park to confirm your plans. The more we communicate, the less chance there is for a mistake or misunderstanding. Thanks for your help in all of this.
3/10/09 The Rumor Mill We've seen copies of e-mails regarding the "Resident Right-of-Entry Permit", some of which blatantly mischaracterize its origin and/or purpose. In order for City of Los Angeles to agree to the cleanup process now ongoing, the City required Oakridge to sign a "Right-of-Entry Permit", a document developed by the City for the purpose of defining the duties and responsibilities of the City and of Oakridge in this process. As part of that Permit, Oakridge had to agree to use its best effort to obtain copies of insurance policies and related information and documents from the individual Oakridge homeowners, and to provide those documents and/or information to the City. The City asked us to develop an appropriate document for that purpose. Our legal counsel did just that, based on the "Right-of-Entry Permit" agreement between the City and Oakridge. The City approved the "Resident Right-of-Entry Permit" document, then it was sent out via U.S. Mail and this website. Whomever is saying that this is an Oakridge document which the city did not know about is either uninformed or misinformed. One message says "Alarcon says do not sign", which is simply not true. The City needs the individual insurance information to be sure, among other things, that duplicate payments are not erroneously made by the City and/or FEMA. Money is tight enough without having that going on. There is certainly no advantage here for Oakridge. Signing and returning the document and providing the insurance information is merely assistance to the City and FEMA and, ultimately, the effort to get people back into the park.

1/29/09 Senator Lou Correa (D-Santa Ana) has announced a second hearing of the Senate Select Committee on Manufactured Homes and Communities to look at fire and safety issues arising from recent wildfires in Southern California that have destroyed hundreds of homes in a half a dozen mobilehome parks in the past two years alone. The hearing will take place on:

1/23/09 Today we approved preliminary drawings of the new recreation building. The architectural-design process is ongoing and we're very comfortable in saying that the new building will be a big improvement over the original one. We're confident that the new building will serve everyone better than the original and that it will quickly become the park's "signature". You're gonna like it! When available (hopefully by early March), we'll post drawings at the park's temporary office.
1/23/09 The City, FEMA, the State Office of Emergency Services , and the State Dept. of HCD are working aggressively toward implementing the debris-removal effort. Click HERE for full Story.

12/30/08 -To all Oakridge Homeowners whose homes were not destroyed in the Sayre Fire. Most of you know that State of California, Department of Housing and Community Development, is in the process of inspecting existing homes and their lots for possible hazards (electrical, gas, etc.), trying to see that these homes can be occupied as soon as the debris-removal process is far enough along for the State to grant permission for that. Click Here to see entire letter.
12/29/08 Debris Removal Update - Continental Mobile Housing, working on behalf of Oakridge, has been meeting on a regular basis with many City, State and Federal agencies and representatives on the subject of removing the debris from individual homes that were destroyed. The most recent of these meetings was held yesterday at FEMA's regional office in Pasadena. This was the third such meeting to include representatives from Oakridge, FEMA, the Mayor's office, Councilman Alarcon's office, State Housing and Community Development, Senators and State Representatives offices, State Office of Emergency Services, Air Quality Management District, and the County Public Health Office. The focus of this series of meetings has been to address the shortage of funds required to accomplish the demolition and clearing of debris on individual spaces throughout the park. Residents' insurance policies have funds allocated for this purpose, but in most cases the funds available are much less than what will actually be required to get the job done. On average, funds from these policies are only covering about 15% of actual costs, and furthermore, there are many that have no coverage. FEMA has a mechanism for State or local governments to seek reimbursement for the majority of funds necessary to cleanup debris after a disaster, and that is what all the above-mentioned parties are working on right now. There are numerous legal processes and permission requirements that need to be addressed before work can begin, and much progress has already been made to that end. All involved will be meeting again on Monday of next week, and we hope to be able to update you with more specifics then. As for work completed in the field to date, all the different utilities repairs are well under way; homes still existing are currently being inspected by HCD (all those whose homes were saved, please refer to the most recent communication to you regarding these inspections); and the entire remains of the clubhouse have been cleared and hauled away.

12/12/08 Authorities target phony contractors preying on
Sylmar fire victims
In the last few days however, information has surfaced that leads us to believe that Oakridge cannot contract directly for this work on behalf of our residents, so we are currently formulating a new plan in conjunction with a number of City and State officials and agencies who have expressed their desire to assist with the necessary permits, legal concerns and funding still required. We should have a better idea of how all this will work by sometime next week, and we will update you with any new information as soon as possible. We understand your concerns about when this process will get started and the tremendous inconveniences you are all experiencing, and we’re doing everything we can to expedite things for the community and its residents.

11/20/08- Los Angeles Department of Water and Power crews are in the Park working to repair what they can and setup temporary services to homes still standing. The gas company is also onsite surveying their system and beginning the repair process. These efforts, along with the phone and cable companies’ efforts, will be ongoing.
11/17/08- Oakridge has contracted with H&H Builders, a local company with a great deal of experience in disaster recovery and renovation projects, to quarterback our onsite reconstruction efforts.
