Notices of vacating tenancy

Our records show that there are still some lots for which we have not yet received formal notice of that from the tenant (s). Those lots are:

8, 19, 61, 63, 93, 121, 173, 216, 235, 245, 301, 378, 379, 381, 391, 409, 412, 419, 435, 456, 487, 511, 536, 537, 538, 543, 558, 583, 594.

The lessees of those lots are still Oakridge tenants until they declare in writing that they wish to vacate their tenancy. Not furnishing that written declaration will force Oakridge to compel vacations of tenancy by legal means, causing a further and unnecessary hindrance to the orderly re-population of the park.

There are folks who want these lots, so please do them and Oakridge the courtesy of vacating your tenancy the easy way by signing and turning in the “Sixty (60) Days’ Notice of Vacating Tenancy” now. If you do not already have one, please click here for the form. It may be dropped off at Oakridge’s temporary office at the site, or mailed to:

Oakridge Ltd.
P.O. Box 4098
Fullerton, CA 92834

If you have changed your mind and do wish to maintain your tenancy, please so inform us of that in writing to eliminate the possibility of your lot mistakenly being given away.

Your help in this is needed and will be appreciated.

3/24/09  Oakridge folks moving back in or not?:

There are still a number of you who have told Oakridge staff that you will not be returning to the park, but have not yet confirmed that in writing.  It’s possible that there are also a few who have just recently decided not to return who may have not informed us at all.  On March 6, a “60 days’ Notice of Vacating Tenancy” form was posted on this site (click here for the form) and mailed to all who had indicated that they would not be returning.  Now that the debris-removal project is well under way, Oakridge needs to know for sure (in writing) which spaces will not be re-occupied by their present tenants.  Even though we  don’t yet have a firm date for the park’s re-opening, that knowledge can greatly assist others who are trying to plan ahead.

There are many prospective tenants who want to reserve an available space, as well as some existing tenants who would like to choose another space from those which are available.  We do not want to commit a space to someone else unless we know for sure that the current tenant will not re-occupy it.  So that the re-population of Oakridge can proceed in an orderly manner, please sign and return by April 15 the signed “60 Days’ Notice” form.  Your courtesy in providing this information in writing now is much appreciated and helpful, and may prevent an otherwise-avoidable misunderstanding which could be very unpleasant for all concerned later on.  If we do not receive your signed “60 Days’ Notice” form we will consider your obligations under your lease as remaining in full force and effect

Important:  If you previously indicated that you were not coming back to the park and have since changed your mind and do wish to come back, please so inform the park in writing by not later than April 15 that you do wish to continue with your tenancy and that you intend to arrange for a new home through a licensed dealer of your choice if you have not already done so.  Please click here for a form for that purpose.  This will ensure that your tenancy remains in effect  and that your space will not appear on the “available” list after April 15.

Please take the appropriate signed form to the temporary office at the park, or mail it to Oakridge Ltd., P.O. Box 4098, Fullerton, CA 92834.  If you are planning to return and have any doubt about whether the park knows that, please write a note to the Fullerton office in that regard, or drop by the park to confirm your plans.  The more we communicate, the less chance there is for a mistake or misunderstanding.  Thanks for your help in all of this.

3/10/09 The Rumor Mill We've seen copies of e-mails regarding the "Resident Right-of-Entry Permit", some of which blatantly mischaracterize its origin and/or purpose.

In order for City of Los Angeles to agree to the cleanup process now ongoing, the City required Oakridge to sign a "Right-of-Entry Permit", a document developed by the City for the purpose of defining the duties and responsibilities of the City and of Oakridge in this process. As part of that Permit, Oakridge had to agree to use its best effort to obtain copies of insurance policies and related information and documents from the individual Oakridge homeowners, and to provide those documents and/or information to the City. The City asked us to develop an appropriate document for that purpose. Our legal counsel did just that, based on the "Right-of-Entry Permit" agreement between the City and Oakridge. The City approved the "Resident Right-of-Entry Permit" document, then it was sent out via U.S. Mail and this website. Whomever is saying that this is an Oakridge document which the city did not know about is either uninformed or misinformed. One message says "Alarcon says do not sign", which is simply not true. The City needs the individual insurance information to be sure, among other things, that duplicate payments are not erroneously made by the City and/or FEMA. Money is tight enough without having that going on. There is certainly no advantage here for Oakridge. Signing and returning the document and providing the insurance information is merely assistance to the City and FEMA and, ultimately, the effort to get people back into the park.

3/6/09 Notice of Vacating Tenancy

To comply with the California Civil Code, we have asked those of you who will not be returning to Oakridge to tell us that in writing. For that purpose, we have mailed out the appropriate forms to all who have indicated verbally that they will not be returning, and have posted that form on this site on February 10. The form is also available at the park's temporary office. Many of you have signed and returned the forms to our Fullerton office or to the park, but there remain many whose Notices are still outstanding.

There are many Oakridge residents who will be coming back who have requested a move from their former (pre-fire) space to another which may be available. We can't yet commit to such a move to a space for which we have no formal "Notice of Vacating Tenancy", nor can we assign such a space to a potential new resident.

We're aware that there are quasi-public groups who are advising "don't sign anything". In terms of this Notice, that advice is really meaningless. It's not a document which could ever, by any stretch of the imagination, be detrimental to anyone, but is at least a common-sense, common-courtesy thing. With that in mind, please do those folks waiting for specific spaces the courtesy of returning the form to the park or to the Fullerton office. Click here for the form. If you've changed your mind about returning, please let us know that so your space can be removed from the "available" list. Thanks for your cooperation.

1/23/09 Today we approved preliminary drawings of the new recreation building. The architectural-design process is ongoing and we're very comfortable in saying that the new building will be a big improvement over the original one. We're confident that the new building will serve everyone better than the original and that it will quickly become the park's "signature". You're gonna like it! When available (hopefully by early March), we'll post drawings at the park's temporary office.

1/23/09 The City, FEMA, the State Office of Emergency Services , and the State Dept. of HCD are working aggressively toward implementing the debris-removal effort. Click HERE for full Story.
